Westlands is where Nairobi does business and then goes out for dinner. In fifteen years it has gone from a leafy suburb of bungalows to the densest cluster of grade-A office towers outside the CBD, and the furnished-apartment market followed the tenants. Sarit Centre, Westgate and The Oval anchor the retail and office core; Waiyaki Way and the Nairobi Expressway put the CBD roughly twenty minutes away outside peak, and JKIA around forty-five. The apartment stock is mostly newer high-rise: lifts, borehole water, backup generators, gyms and basement parking are standard rather than a bonus in anything built after 2018. Cytonn's research has consistently placed Westlands among Nairobi's strongest serviced-apartment submarkets, with rental yields around 11.4% and monthly service charges near KES 4,658 per square metre — high, but a reflection of the amenity load. Tenants skew corporate: consultants on three-to-nine-month postings, regional managers, embassy contractors, and a growing group of remote workers who want fibre, a lift and a supermarket within walking distance. Nightlife is a genuine consideration — Woodvale Grove and Mpaka Road are loud on weekends, so ask which way the bedroom faces.

Walk down Woodvale Grove at 18:30 and the pavement is full: office staff heading for the matatu stage on Mpaka Road, waiters setting tables outside, and a queue of Ubers stacked against the kerb. The skyline changed within a decade — glass towers over the remaining 1970s bungalows — and construction hoardings are a permanent feature of at least two streets at any time.
Consultants on three-to-nine month postings, regional managers for multinationals, embassy contractors, and a steady population of remote workers. It is the least family-heavy of Nairobi's premium suburbs; most households here are one or two people.
Waiyaki Way and the Nairobi Expressway carry the traffic; the Museum Hill and James Gichuru interchanges are the useful entries. Matatu routes 23, 44 and 46 run through Westlands to the CBD. The Sarit and Westgate junctions onto Lower Kabete and Peponi are the two reliable jams, both from about 17:00.
Braeburn Garden Estate and Westlands Primary sit within the catchment, and the International School of Kenya is roughly twenty minutes up Peponi Road off-peak. MP Shah Hospital on Shivachi Road is five minutes away; Aga Khan University Hospital in Parklands is about eight.
Sarit Centre, Westgate and The Oval cover everything: Carrefour and Naivas for groceries, banks, pharmacies and cinemas. Diamond Plaza in nearby Parklands is the go-to for Indian food; the General Mathenge and Rhapta Road strips carry most of the sit-down restaurants.
Nearest mall: Sarit Centre. Nearest major hospital: MP Shah Hospital. Off-peak drive to the CBD: about 20 minutes.
Main roads are well lit and manned gates are standard in apartment blocks. The practical risks are opportunistic — phone snatching on foot near the matatu stages after dark, and vehicle break-ins in uncontrolled parking. Use the basement, not the kerb.
Cytonn's research has consistently placed Westlands among Nairobi's strongest serviced-apartment submarkets, with rental yields around 11.4% and service charges near KES 4,658 per square metre monthly. Occupancy runs near 79%, and demand peaks in January and September as postings begin.

We rate Westlands 4 out of 5 on practical tenant safety, based on the type of security typical in the area's housing stock — manned gates, perimeter security and estate or building-level patrols are standard here. Always check perimeter, lighting, guard rota and alarm response with the landlord before you commit.
Sarit Centre: 0.8 km, about 4 minutes by car. Nairobi CBD: 5.2 km, about 20 minutes by car. UN Complex, Gigiri: 8.6 km, about 25 minutes by car. JKIA Airport: 22.4 km, about 45 minutes by car. Peak-hour times can be significantly longer.
In newer blocks, a generator, borehole and water storage tanks are standard rather than optional, and service charge reflects that. In older stock it varies. Ask specifically about generator capacity, borehole yield and tank size — in Westlands the monthly charge averages around KES 4,658 per square metre.
Ask for national ID or company registration and proof of ownership (title deed, allotment letter or a head lease allowing sublet). View in person or on live video. Pay the landlord directly, never a third party 'holding' the unit. Every listing we publish goes through our 7-point verification, and we re-verify every 90 days.
It depends on the street. Woodvale Grove, Mpaka Road and the Ring Road strip are loud on weekend nights. Blocks on Rhapta, Muthithi and the General Mathenge side are quiet by comparison. Ask for a unit facing the internal courtyard.
Yes — it is one of the few Nairobi suburbs where that works. Sarit, Westgate, supermarkets, gyms and dozens of restaurants sit within a fifteen-minute walk of most blocks, and Uber coverage is dense.
Cytonn's tracking puts it near KES 4,658 per square metre per month on average — high, because it covers generator, borehole, lifts, gym and 24-hour guarding. Always confirm whether the quoted rent includes it.
