Parklands sits immediately east of Westlands and functions as its more affordable, more residential twin. First, Second, Third and Fourth Parklands Avenues carry a dense mix of older apartment blocks and new towers, with one of the most established Asian-Kenyan communities in the city and, as a result, the best concentration of Indian food, temples, groceries and specialist shops in Nairobi. Medical proximity is a genuine differentiator: Aga Khan University Hospital and MP Shah Hospital are both here, which drives sustained demand from visiting medical staff, patients' families on medium stays, and healthcare professionals. Westlands offices are a five-to-ten-minute drive; City Park provides one of the few real green lungs in central Nairobi. Furnished stock ranges widely in age, so the difference between a 1990s block and a 2022 tower is stark in service charge, lift reliability and power backup — inspect rather than assume. Prices run roughly 10–20% below equivalent Westlands units, which makes Parklands the value play for anyone whose anchor point is the Westlands office belt or one of the two hospitals.

Third Parklands Avenue on a weekday is medical practices, family businesses and school traffic in equal measure. The area carries a long-established Asian-Kenyan community, which shows in the food: Diamond Plaza alone holds several dozen restaurants and a food court that fills at lunchtime.
Families, medical staff working at Aga Khan, small business owners, and diaspora households returning to a familiar community. Long tenancies and multi-generational households are common.
Limuru Road, Ojijo Road and Third Parklands Avenue carry the traffic; the City Park junction on Limuru Road is the reliable evening jam from 17:15. Matatu routes 11 and 118 serve the CBD, which sits about fifteen minutes away off-peak — the shortest run of any premium suburb.
Parklands Arya Girls, Aga Khan Academy and Westlands-side private schools serve the area. Aga Khan University Hospital on Third Parklands Avenue is the anchor institution and MP Shah on Shivachi Road is four minutes away — no other Nairobi suburb has two full private hospitals this close.
Westgate is six minutes away, Sarit about eight, and Diamond Plaza is the local institution for groceries, electronics and food. Highridge and the Parklands Road strip cover pharmacies, hardware and the everyday.

Solid, with manned gates standard and consistent activity on the main avenues. Ojijo and Shivachi Roads carry ambulance and matatu traffic through the night, which is a noise issue rather than a safety one.
Parklands mixes 1970s low-rise with brand-new towers, so specification varies enormously street to street. Rents run below Westlands for equivalent bedroom counts, water relies more on tankers than boreholes in older blocks, and family-sized units are the deepest segment.

Aga Khan University Hospital: 1.2 km, about 5 minutes by car. MP Shah Hospital: 1.6 km, about 6 minutes by car. Westlands offices: 2.4 km, about 9 minutes by car. Nairobi CBD: 4.1 km, about 16 minutes by car. Peak-hour times can be significantly longer.
In newer blocks, a generator, borehole and water storage tanks are standard rather than optional, and service charge reflects that. In older stock it varies. Ask specifically about generator capacity, borehole yield and tank size — in Parklands the monthly charge averages around KES 3,400 per square metre.
Ask for national ID or company registration and proof of ownership (title deed, allotment letter or a head lease allowing sublet). View in person or on live video. Older housing stock, on average. The location is arguably better for hospital access and the CBD run, but a 1970s block without a lift or generator will always price below a 2020 tower.
