How Matching Works

We are a matching service between tenants and verified Nairobi landlords. We are not an estate agent, we do not manage property, and we never take money from tenants. Here is exactly what happens from your first message to your keys.

1. Tell us the brief

Five questions — budget, apartment size, preferred areas, who it is for, and when you move. Ninety seconds on a phone. No account, no email verification, no spam.

2. We check real availability

We match your brief against verified landlord stock and then actually call the landlords to confirm the unit is still free on your dates. Published listings go stale fast in Nairobi; a phone call does not.

3. Direct introduction on WhatsApp

You get the landlord's name and number, the true monthly figure including service charge, and what is included. From that point you are talking to the owner, not to us.

4. You view, agree and pay the landlord

Viewings are always free. You negotiate terms and sign directly with the owner, and you pay them directly by M-Pesa or bank transfer. We never hold your deposit or your rent.

Why there is no fee for you

In Nairobi it is normal to be asked for a month's rent as agent commission, and common to be asked for a "viewing fee" of a few thousand shillings just to see an empty unit. Both are avoidable. Landlords with vacant furnished stock are highly motivated to fill it — every empty month costs them far more than an introduction does — so the landlord side is where any commercial arrangement belongs, never the tenant side.

That is also why we can be blunt with you about a unit. We are not paid per lease signed by you, so nothing improves for us if you take a place that does not fit.

We are NOT an estate agent

We are a matching service. We connect you directly with verified landlords. You deal with them, you view with them, and you pay them. We never hold your money, we never sign your lease, and we never manage or let property on anyone's behalf. We earn from landlords, not from tenants. No tenant fees. Ever.

This positioning is deliberate: under Kenya's Estate Agents Act (Cap 533), a pure introduction and matching service is not an estate agency practice. If anyone contacts you claiming to hold keys or take a deposit on our behalf, that is not us — report it to us immediately.

Frequently asked questions

How fast do you come back?

Usually within a couple of hours during Nairobi working hours, and the same day otherwise. If nothing in our verified stock fits your brief we tell you that instead of sending near-misses.

Do I have to use the wizard?

No. WhatsApp us directly with your budget, area and dates and we will work from that.

Do you charge landlords?

Our commercial arrangements are with landlords, never tenants. That never changes the rent you are quoted — we check quoted prices against published market bands as part of verification.

Can you help with the lease or the deposit?

We can tell you what is standard in Nairobi — typically one to two months' deposit, one month upfront, and a written lease naming the owner. But we are not lawyers and we never hold your money. Both stay strictly between you and the landlord.

What if a landlord asks me for a viewing fee?

Refuse, and tell us. Any landlord who charges to show an empty unit is removed from our index immediately.
