Student housing

Student Apartments in Nairobi | Furnished Studios near Campus

Student housing is where Nairobi's rental scams concentrate. A WhatsApp group posts a studio at a price that seems too good, asks for a KES 2,000 viewing fee or a deposit to 'hold' it, and disappears. Meanwhile the genuinely good units near USIU, Strathmore and Daystar go within days of being listed.

How we solve this

Every landlord we introduce has provided ID and proof of ownership, and we never ask you to pay anything to see a unit — no viewing fees, ever. We focus on furnished studios and 1-bedrooms in the price bands students actually work with, in the areas within reach of the main campuses.

We are a matching service, not an estate agent: we introduce you directly to the landlord, you view and agree terms with them, and you pay them — never us. There is no tenant fee at any point.

Frequently asked questions

How much is a furnished studio for a student in Nairobi?

Typically KES 25,000–60,000 per month furnished, depending on area and whether water and Wi-Fi are included. Parklands, Ngara and South B sit at the lower end; Kilimani and Kileleshwa at the higher end.

Should I ever pay a viewing fee?

No. A viewing fee is the single most common Nairobi rental scam. No genuine landlord charges you to look at an empty unit, and we never introduce a landlord who asks for one.

Can I share to reduce the rent?

Yes, and many 2-bedroom units work out cheaper per person than a studio. Tell the landlord upfront that two of you will occupy it — retrofitting a housemate after signing can breach the lease.

Is a deposit normal?

One to two months' rent as a deposit plus the first month upfront is standard. Get a written receipt and a signed lease naming the owner, and pay to the owner's own M-Pesa or bank account.

What is included in the rent?

Usually service charge, security and garbage. Water is sometimes included, electricity almost never — it is prepaid token metering in most blocks. Ask specifically so the real monthly cost is not a surprise.

We are NOT an estate agent

We are a matching service. We connect you directly with verified landlords. You deal with them, you view with them, and you pay them. We never hold your money, we never sign your lease, and we never manage or let property on anyone's behalf. We earn from landlords, not from tenants. No tenant fees. Ever.

This positioning is deliberate: under Kenya's Estate Agents Act (Cap 533), a pure introduction and matching service is not an estate agency practice. If anyone contacts you claiming to hold keys or take a deposit on our behalf, that is not us — report it to us immediately.
