Expat housing

Expat Apartments in Nairobi | Furnished Homes with Verified Landlords

Arriving in Nairobi without a local network means you cannot tell a fair price from a foreigner price, and you cannot tell a real landlord from someone with a stolen set of photos. Most expats end up paying an agent a month's rent for access to listings they could have found themselves, or worse, wire a deposit for a flat that does not exist.

How we solve this

We publish the actual price bands for each neighbourhood so you know what a 2-bedroom in Kilimani should cost before you talk to anyone, and we introduce you straight to landlords who have passed our 7-point verification. You view, you negotiate, you pay the landlord. Nothing goes through us.

We are a matching service, not an estate agent: we introduce you directly to the owner or their appointed representative, you view and agree terms with them, and you pay them, never us. There is no tenant fee at any point.

"The price bands were the useful part. I knew what Lavington should cost before my first viewing, so the conversation was about the apartment rather than about me being new here."

Frequently asked questions

Which Nairobi neighbourhood suits expats best?

Westlands and Kilimani for walkable restaurants and short commutes; Lavington and Riverside for quieter, leafier family living; Gigiri if you work at the UN complex or an embassy; Karen if you want space and do not mind a 40-minute drive into town.

Do I need a Kenyan bank account or ID to rent?

Not usually. Most landlords accept M-Pesa or a bank transfer and will take a passport plus a letter from your employer in place of a national ID. Deposits are typically one to two months' rent.

Should I pay an agent to find me a flat?

You do not have to. Kenya's rental market has plenty of direct landlords, and agent commission of one month's rent is avoidable. We charge tenants nothing and introduce you to the owner directly.

Is furnished worth it versus buying furniture?

For stays under 18 months, furnished almost always wins once you price shipping, buying and reselling. Above two years, unfurnished plus your own furniture is usually cheaper.

What should I check before paying a deposit?

Proof of ownership, an in-person or live video viewing, water and power backup arrangements, the service charge amount, and that the money goes to the owner's own account. Never to a 'holding' third party.

The line we do not cross

We are NOT an estate agent

We are a matching service. We connect you directly with verified property owners and their appointed representatives. You deal with them, you view with them, and you pay them. We never hold your money, we never sign your lease, and we never manage or let property on anyone's behalf. We earn from owners and their representatives, not from tenants. No tenant fees. Ever.

This positioning is deliberate: under Kenya's Estate Agents Act (Cap 533), a pure introduction and matching service is not an estate agency practice. If anyone contacts you claiming to hold keys or take a deposit on our behalf, that is not us, report it to us immediately.

Many premium properties in Nairobi are managed by appointed representatives or property managers. We verify their legal mandate to lease the property. However, our rule remains absolute: NO tenant fees. If an appointed representative attempts to charge you a viewing fee, a matching fee, or a tenant commission for a lead generated through our platform, report them to us immediately and they will be permanently removed from our index.
