How long does it take to find an apartment in Nairobi?
With a shortlist and verified landlord contacts, one to two weeks from first viewing to keys is realistic. Starting cold, six weeks is more typical, most of it spent filtering out listings that are stale, misrepresented or fake.
How bad is Nairobi traffic really?
Peak-hour trips routinely take two to three times the off-peak time. A 20-minute drive from Karen to Westlands at 11am is closer to 60 minutes at 8am. Judge every neighbourhood by its peak-hour commute, not its distance.
What is a realistic total monthly housing cost?
Rent plus service charge plus electricity plus water plus internet. Service charge alone runs roughly KES 3,000-5,000 per square metre per month in premium blocks, so a 120 sqm unit can carry a meaningful charge on top of the headline rent.
Furnished or unfurnished?
Under 18 months, furnished. Over two years, unfurnished plus locally bought furniture is usually cheaper even after resale losses.
Do you charge relocating tenants anything?

Many premium properties in Nairobi are managed by appointed representatives or property managers. We verify their legal mandate to lease the property. However, our rule remains absolute: NO tenant fees. If an appointed representative attempts to charge you a viewing fee, a matching fee, or a tenant commission for a lead generated through our platform, report them to us immediately and they will be permanently removed from our index.
