Its strategic value is position: it sits between Runda, Gigiri and Limuru Road, which means a tenant can access the UN complex and the diplomatic belt in fifteen to twenty minutes while paying a fraction of Gigiri prices. That arbitrage is the whole proposition, and it is why Ruaka has become a serious option for junior UN and NGO staff, contractors, and Kenyan professionals working on the northern corridor. Stock is overwhelmingly new-build: studios, one- and two-bedroom units in high-rise blocks with lifts, generators, boreholes, gyms and rooftop terraces.
