Choose Ruaka if…

Choose Ruaka if you need cheap new-build within reach of Gigiri, Runda and Two Rivers. Ruaka's towers are recent, the mall is one of the largest in the region, and a two-bedroom here costs a fraction of the equivalent in Westlands while sitting roughly nine minutes off-peak from the UN gate. Water is the thing to interrogate: piped supply is intermittent and a borehole or a large tank matters more here than almost anywhere else.

Choose Kasarani if…

Choose Kasarani if you want floor area, Thika Road access and proximity to Kenyatta University, USIU-Africa and the Moi International Sports Centre. Kasarani gives you more square metres per shilling than Ruaka and suits students, university staff and families whose lives run along the northern and eastern corridor. Security provision varies estate by estate, so the specific compound matters more than the area's reputation.

Our verdict

Ruaka if your centre of gravity is Gigiri and the northern diplomatic belt; Kasarani if it is Thika Road, the universities or the eastern side of the city.

Ruaka offers the cheapest new-build within reach of Gigiri and Runda, with one and two-bedroom units dominating. Water supply is the differentiator — piped supply is intermittent, so a borehole or large tank materially changes the experience of living here.
