Runda is the low-density gated estate immediately west of Gigiri, and it functions as the residential overflow for the diplomatic and UN community that works there. Plots are half-acre and up, roads are private and maintained by the residents' association, and security is layered — estate gates, patrols and individual compound systems. Furnished stock is dominated by four- and five-bedroom houses and townhouses rather than apartments, though a growing number of small gated apartment courts have appeared along the Runda-Ridgeways edge for couples and single postings. Everything is car-dependent; there is no walkable retail strip inside the estate, but Village Market, Two Rivers and Rosslyn Riviera are all within ten minutes. The UN complex is a five-to-ten minute drive, which is the entire commercial logic of the neighbourhood and why the 2026 UN relocation pressure is felt here as directly as in Gigiri itself. Expect boreholes as standard, generators in most compounds, staff quarters, and gardens large enough that maintenance is a real line item — clarify whether garden and pool service are included in the rent before signing.

Runda is the archetypal Nairobi gated estate: internal loop roads, no through traffic, mature gardens, and children cycling in the late afternoon. It is quiet to the point that residents notice a new dog barking two streets away.

UN and embassy families, senior corporate executives, and Kenyan professionals with children at ISK or Rosslyn. Households are large; single tenants are rare.

Limuru Road and Kiambu Road bracket the estate, with the UN Gigiri gate roughly ten minutes away and Two Rivers about seven. The CBD is a thirty-plus minute run off-peak. Almost nobody here uses matatus; this is a two-car area.

The International School of Kenya is minutes away on Peponi Road, with Rosslyn Academy and Braeburn also close. Aga Khan University Hospital is about eighteen minutes; the Gertrude's Children's Hospital network has branches nearby.

Two Rivers Mall covers everything including Carrefour and the cinema; Village Market is roughly ten minutes toward Gigiri. Runda itself has almost no retail by design — the estates are purely residential.

Nearest mall: Two Rivers Mall. Nearest major hospital: Aga Khan University Hospital. Off-peak drive to the CBD: about 32 minutes.

Among the safest addresses in Nairobi: gated estates with manned entrances, perimeter patrols, and an active residents' association in most sections. The trade-off is estate rules and a service charge you do not set.

Runda is a house market — four and five-bedroom homes on generous plots with boreholes and gardens as standard. Furnished supply is thinner than Gigiri's and moves seasonally with the school year, tightening sharply in July and August.
