Furnished Apartments with a Garden in Nairobi

Private garden space is the defining feature of Nairobi's low-density suburbs and the main reason families accept a longer commute from Karen, Runda or Loresho. It also carries obligations: at this altitude and rainfall, grass grows fast, and someone has to cut it.

What to ask the landlord

Establish in writing who maintains the garden and who pays, on larger Karen and Runda plots the gardener is usually included in the rent or the service charge, but not always. Ask about water source for irrigation, because watering a large lawn on Nairobi Water rates in the dry season is expensive. If you have a dog, confirm the fencing is genuinely secure.

Supply and pricing across Nairobi

Private gardens are standard in Karen, Runda, Muthaiga, Kitisuru and Loresho, and appear as shared compound gardens in Lavington and parts of Kileleshwa. In Kilimani, Westlands and Upper Hill, a landscaped common area is the realistic equivalent.

On most Karen and Runda lets the landlord provides a gardener, often shared across an estate. Get it written into the lease with a frequency, not just a promise.

Does a garden increase water costs?

In the January-March dry stretch, yes, noticeably. Compounds on borehole absorb this far better than those on Nairobi Water.

Can I plant vegetables?

Usually yes with landlord consent. Nairobi's climate and volcanic soils are good for it, and many Karen compounds already have a kitchen garden bed.

Are gardens secure for children and dogs?

Check the perimeter wall height and whether the fencing reaches the ground everywhere. Estate gardens with an internal loop road are the safest format.
