Furnished Apartments with Gated Community Living in Nairobi

The gated estate is the dominant residential format in Nairobi's family suburbs. Beyond security, it buys you a road nobody speeds on, children who can cycle, shared borehole and generator infrastructure, and neighbours who will accept a parcel for you. It also buys you estate rules and a service charge you do not control.

What to ask the landlord

Ask for the estate's rules in writing — parking, pets, short-term subletting, noise, use of common areas. Ask what the service charge covers, when it last increased, and whether there is a residents' association with published accounts. If children are part of the plan, look for an internal road loop rather than a through route.

Supply and pricing across Nairobi

Gated courts and estates dominate Karen, Runda, Kitisuru, Loresho and Rongai, and appear as compound clusters in Lavington and Muthaiga. In dense Kilimani and Westlands the equivalent is a single controlled-access tower rather than an estate.

Frequently asked questions

What is a gated community in Nairobi?

A controlled-access estate of houses or low-rise blocks sharing a manned gate, internal roads, and usually a borehole and generator. Common in Karen, Runda, Kitisuru and Rongai.

What does the service charge cover?

Typically guarding, gate maintenance, water pumping, generator fuel, garden and common-area upkeep, and sometimes refuse collection. Ask for a breakdown.

Are gated estates good for children?

Generally yes — an internal loop road with no through traffic is the single biggest practical advantage. Check whether there is a play area and how the estate handles cycling.

Can I sublet in a gated estate?

Often not, or only with association approval. If you plan to be away for months at a time, get this cleared before signing.

Do gated estates cost more?

Yes, mostly through the service charge rather than the rent. Budget an extra KES 4,000–20,000 monthly depending on the suburb.
