Beyond security, it buys you a road nobody speeds on, children who can cycle, shared borehole and generator infrastructure, and neighbours who will accept a parcel for you. It also buys you estate rules and a service charge you do not control.

What to ask the landlord

Ask for the estate's rules in writing, parking, pets, short-term subletting, noise, use of common areas. Ask what the service charge covers, when it last increased, and whether there is a residents' association with published accounts. If children are part of the plan, look for an internal road loop rather than a through route.

Supply and pricing across Nairobi

Gated courts and estates dominate Karen, Runda, Kitisuru, Loresho and Rongai, and appear as compound clusters in Lavington and Muthaiga. In dense Kilimani and Westlands the equivalent is a single controlled-access tower rather than an estate.
