Choose Gigiri if…

Choose Gigiri if you work at the UN complex, an embassy or a mission and you want to be able to walk or drive to the gate in under ten minutes. Gigiri is the tightest diplomatic catchment in Nairobi: Village Market, the US Embassy, UNEP and UN-Habitat are all inside a small radius, security provision is the highest in the city, and short, break-clause-friendly leases are normal because the whole area is built around rotating postings. You pay for that, and occupancy in the premium band runs extremely tight.

Choose Runda if…

Choose Runda if you want a house and a garden rather than an apartment, and you are willing to drive ten minutes further. Runda's gated estates offer more floor area and outdoor space per shilling than Gigiri, with the International School of Kenya close by and Two Rivers Mall a short run up Limuru Road. It is the better answer for a family arriving with children, dogs and a shipping container; Gigiri is the better answer for a two-person posting that starts in three weeks.

Our verdict

Gigiri for proximity to the gate and short leases; Runda for space, schools and family life. Most UN families end up in Runda by year two and wish they had started there.

Gigiri's premium furnished segment runs extremely tight, with occupancy near 98% reported in the diplomatic band and demand rising through the 2026 UN relocation cycle. Leases are commonly written around contract end dates rather than calendar years, and landlords here negotiate least of anywhere in the city.
