Nairobi Water rations supply across much of the city, and in dry months whole suburbs go days on tanker deliveries. A working borehole is the difference between water in the taps every morning and a monthly tanker bill that can run to five figures. It is the most quietly important amenity in the Nairobi rental market.

What to ask the landlord

Ask who owns the borehole, whether it is licensed by WRA, what the yield is, and whether the water is treated or softened — much Nairobi groundwater is hard and some of it is high in fluoride, which affects drinking use. Then ask the single practical question: does the borehole pump run on the generator when power fails?

Supply and pricing across Nairobi

Boreholes are near-universal in Karen, Runda, Muthaiga, Gigiri and Loresho where plots are large enough to drill, and standard in newer Westlands, Kileleshwa and Lavington blocks. In Parklands, South B and Kasarani, storage tanks plus tanker top-ups are more common than a dedicated borehole.

Is borehole water safe to drink in Nairobi?

Treat it as non-potable unless the landlord shows you a recent lab report. Nairobi groundwater is often hard and can carry elevated fluoride. Most tenants use it for everything except drinking and cooking, and buy bottled or filter.

Does a borehole remove the water bill?

It replaces the Nairobi Water bill with a pumping cost that usually sits inside the service charge. In dry months it also removes tanker deliveries, which is where the real saving is.

What if the borehole fails?

Ask what the fallback is. Good blocks keep a full storage tank sized for two to three days and a tanker relationship. A borehole with no storage is a single point of failure.

Which Nairobi areas have the best groundwater?

Karen, Runda, Muthaiga and Loresho drill successfully as a matter of course. In Kilimani and Parklands, plot sizes and existing licences make new boreholes harder, so storage matters more.

Do I need both a borehole and a tank?

Yes. The borehole supplies, the tank buffers. A block with both, plus a pump on the generator, effectively never runs dry.
