Nairobi Water's rationing programme means most estates receive mains supply on scheduled days rather than continuously. Storage is what turns an intermittent supply into a normal one. A block with undersized tanks will run dry on the third day of a rationing week, and you will find out in the shower.

What to ask the landlord

Ask for the total storage capacity in litres and divide it by the number of units — anything under about 1,000 litres per apartment is thin. Check whether tanks are underground, on the roof, or both, when they were last cleaned, and whether there is a booster pump so upper floors keep pressure.

Storage tanks are effectively universal in Nairobi apartment stock, which makes capacity rather than presence the differentiator. Newer Kilimani, Syokimau and Ruaka blocks tend to have generous underground sumps; older Parklands and South B blocks often have roof tanks sized for a different era of demand.

How much water storage should an apartment block have?

As a working rule, at least 1,000 litres per unit, ideally more. Ask for total capacity and unit count and do the arithmetic yourself.

Who pays for tanker water when tanks run dry?

Usually the service charge absorbs it, but some landlords bill it separately at cost. Get the answer in writing before signing — in a bad dry month it is a meaningful sum.

Roof tank or underground sump?

Underground sumps hold more and stay cooler; roof tanks give gravity pressure if the pump fails. The best blocks have both with a booster pump between them.

How often should tanks be cleaned?

Twice a year is the common standard for a block. Ask when it last happened and who does it.

Is pressure a problem on upper floors?

It can be, especially in older blocks with roof-only storage. Run the shower on the actual floor you will live on during the viewing.
