What to ask the landlord

Ask four questions in this order: is the changeover automatic or does a caretaker start it manually; does it carry the whole apartment or only lights and sockets; does it run the water pump and the lifts; and who pays for diesel — the service charge, or a separate levy billed per unit each month. Ask to be shown the generator itself and its service log during the viewing.

Supply and pricing across Nairobi

Newer blocks built after roughly 2018 in Westlands, Kilimani, Upper Hill, Gigiri and Riverside treat automatic generators as standard and price them into a service charge that in Westlands averages around KES 4,658 per square metre monthly according to Cytonn's serviced-apartment research. Older low-rise stock in Parklands, South B and Kasarani is far more variable, and in the satellite towns a shared estate generator that covers common areas only is common.

How often does power go out in Nairobi?

Planned interruptions are published by Kenya Power and typically hit a given feeder every week or two; unplanned outages cluster around the long rains in March–May and the short rains in October–December. Most tenants report a handful of interruptions monthly, usually short.

Does a generator increase my rent?

Usually it sits in the service charge rather than the rent. Expect roughly KES 6,000–20,000 a month depending on area and block size, and ask whether diesel is billed separately when the generator runs long.

Is automatic changeover worth paying for?

If you work from home, yes. Manual changeover means someone has to walk to the generator, which in practice means fifteen to forty minutes of darkness in the evening and nothing at all overnight.

Do generators cover the water pump?

Not always, and this is the question most tenants forget. A block with a borehole but no generator on the pump has no water during an outage. Ask explicitly and ask to see the changeover panel.

Can I get backup power on a budget?

Yes — in Kasarani, South B, Ruaka and Rongai a shared estate generator covering lights, lifts and the pump is common in newer blocks. Full apartment coverage at that price point is rare.
