Nairobi sits almost on the equator with strong, consistent irradiation year-round, and Kenya's building code has required solar water heating in new residential developments above a threshold for over a decade. In practice that means many newer blocks heat water by solar and run lighting or a hybrid inverter from panels, which cuts both the electricity bill and the diesel bill during outages.
Establish whether the solar installation heats water only, or whether there is a photovoltaic array with battery storage. If there are batteries, ask their age — lithium packs are commonly warranted for ten years, lead-acid for far less, and a tired battery bank behaves like no backup at all. Ask what the monthly token spend has actually been for the last three months.
Solar water heating is most common in blocks built after 2015 in Kilimani, Kileleshwa, Lavington and Syokimau, and in Karen and Runda compounds where roof area is generous. Full photovoltaic with battery storage remains uncommon in rental stock and typically appears in premium Karen, Runda and Gigiri houses rather than apartments.

In an apartment block, usually yes — solar rarely carries lifts and pumps. In a Karen or Runda house with a good battery bank, solar can replace the generator for everything except heavy loads.
