Choose Westlands if…
Choose Westlands if you want the newest stock and the shortest walk to an office tower. Post-2018 Westlands buildings arrive with lifts, gyms, basement parking and generators as standard, and the serviced segment here is the deepest in the city for stays measured in weeks rather than years. It is the natural base for consultants, regional managers and anyone whose calendar is built around meetings on Waiyaki Way and Riverside Drive.
Choose Parklands if…
Choose Parklands if you want the same access at a lower rent and are comfortable with older buildings. Third Parklands Avenue puts you six minutes from Westgate, four from Aga Khan University Hospital and inside a settled, family-oriented community with excellent everyday retail. Parklands is materially cheaper than Westlands for the equivalent number of bedrooms, and it is the stronger choice for families who value hospital proximity and a school run that does not cross Waiyaki Way.

On our data a two-bedroom furnished apartment runs KES 180,000 – KES 280,000 in Westlands against KES 140,000 – KES 220,000 in Parklands per month. Service charges and the amenity load usually explain most of the gap.
Which is safer, Westlands or Parklands?
We rate Westlands 4/5 and Parklands 3/5 on the basis of gating, lighting, guarding standards and what tenants report. Both are rented widely by expatriate and professional tenants; the building matters more than the postcode.
Which has better furnished supply?
Westlands runs at about 79.1% occupancy and Parklands at about 80.4%. The tighter the occupancy, the faster good units go and the less room there is to negotiate.
