Choose Westlands if…
Choose Westlands if your office is in Westlands, Riverside or Upper Hill, if you want Sarit Centre and Westgate within a four-minute drive, and if you would rather pay a premium than commute. Westlands has the deeper serviced-apartment market, the strongest short-stay supply for one-to-three month corporate postings, and the highest concentration of blocks where an automatic generator, borehole and lift are all standard. It is also the better choice if you want to walk to dinner: Woodvale Grove, Mpaka Road and the General Mathenge strip put several dozen restaurants inside fifteen minutes on foot. The trade-off is noise on weekend nights and a service charge that reflects the amenity load.
Choose Kilimani if…
Choose Kilimani if you want more apartment for the same money and are prepared to negotiate. Kilimani has the deepest new-build supply in Nairobi — block after block delivered on former quarter-acre plots — and that supply is exactly why occupancy sits softer than Westlands and why landlords will bundle water or internet to close a longer lease. It suits younger professionals, NGO and development staff, and remote workers who value being able to reach Yaya Centre, Prestige Plaza, Nairobi Hospital and Ngong Road quickly. Argwings Kodhek at 08:00 is the daily cost, and dedicated parking is non-negotiable because street parking has gone.
Our verdict
Westlands wins on convenience and short-stay supply; Kilimani wins on price per square metre and negotiating room. If you are on a corporate posting under six months, Westlands. If you are staying a year and want space, Kilimani.
Cytonn's research has consistently placed Westlands among Nairobi's strongest serviced-apartment submarkets, with rental yields around 11.4% and service charges near KES 4,658 per square metre monthly. Occupancy runs near 79%, and demand peaks in January and September as postings begin.
Frequently asked questions

On our data a two-bedroom furnished apartment runs KES 180,000 – KES 280,000 in Westlands against KES 200,000 – KES 320,000 in Kilimani per month. Service charges and the amenity load usually explain most of the gap.
Which is safer, Westlands or Kilimani?
We rate Westlands 4/5 and Kilimani 4/5 on the basis of gating, lighting, guarding standards and what tenants report. Both are rented widely by expatriate and professional tenants; the building matters more than the postcode.
Which has better furnished supply?
Westlands runs at about 79.1% occupancy and Kilimani at about 78.2%. The tighter the occupancy, the faster good units go and the less room there is to negotiate.
