What to ask the landlord

Ask who maintains the pool and how often, whether it is heated, and what the hours are. Look at the water on the viewing: cloudy water on a Tuesday means the maintenance contract is not being honoured. Ask whether the pool is fenced if you have small children, and whether guests are permitted.
