CCTV has become standard in new Nairobi apartment blocks, typically covering the gate, lobby, lifts, basement parking and perimeter. Its real value is deterrence at the gate and evidence after a parking-bay incident — most claims tenants actually make are about vehicles, not burglary.

What to ask the landlord

Ask how long footage is retained — seven to thirty days is typical — and who can access it. Under Kenya's Data Protection Act 2019, footage of identifiable people is personal data, so the landlord or management company should be able to say who the data controller is. Confirm cameras cover the basement, which is where incidents happen.

Supply and pricing across Nairobi

CCTV is close to universal in post-2018 towers in Westlands, Kilimani, Upper Hill and Riverside, and standard in managed estates in Runda and Kitisuru. Older Parklands, South B and Kasarani stock is far less consistently covered.

How long is footage kept?

Seven to thirty days is the usual retention window. If you need footage after an incident, request it in writing immediately.

Does CCTV replace guards?

No. Cameras record; guards intervene. The combination is what actually works, and most Nairobi blocks run both.

Are cameras allowed inside common corridors?

Yes, and it is common. Cameras inside your apartment are not acceptable — if you find one in a furnished let, raise it immediately.
