Furnished Apartments with Air Conditioning in Nairobi

Nairobi sits at roughly 1,795 metres and rarely needs cooling, daytime highs mostly run in the mid-twenties Celsius and evenings are cool enough for a blanket. Air conditioning here is therefore a signal rather than a necessity: it appears in high-floor glass towers that overheat in the afternoon, in Mombasa Road and Syokimau units at lower elevation, and in premium serviced stock built to an international specification.

What to ask the landlord

If a unit has air conditioning, ask whether it is split-unit or centralised, and who pays for the running cost, on prepaid tokens, an air conditioner running daily is noticeable. In older installations, ask when the units were last serviced and whether the landlord covers gas top-ups.

Supply and pricing across Nairobi

Air conditioning is most common in premium Westlands and Upper Hill towers, in Riverside serviced blocks, and in newer Syokimau developments near the airport. It is rare in Karen, Runda and Lavington houses, where ceiling height and cross-ventilation do the work instead.

Do I need air conditioning in Nairobi?

Usually not. At 1,795 metres the climate is mild year-round and most apartments are comfortable with windows open and a ceiling fan. Top-floor glass units and lower-elevation areas near the airport are the exceptions.

What does running air conditioning cost?

On prepaid tokens, daily use of a split unit is a visible line in the monthly spend. Ask the landlord what a previous tenant's monthly token spend looked like.

Which Nairobi apartments have air conditioning?

Mainly premium serviced towers in Westlands, Upper Hill and Riverside, plus newer Syokimau developments. Karen and Runda houses almost never have it.

Is a fan enough instead?

For most of the year, yes. February and March afternoons in a west-facing top-floor unit are the period when tenants change their minds.

Who services the units?

Clarify in the lease. Servicing and gas top-ups are usually the landlord's responsibility on a furnished let, but it is frequently left unwritten.
